M’laya Govt tightens building bye laws: Buildings above 27 metres will need Govt nod, no buildings on land with 50 degree slope

In a bid to ensure the safety of the people and the buildings, the Meghalaya Cabinet on Friday tightened the building bye laws and put a blanket ban on construction of buildings on land with a slope of 50 degree or more.
It put a cap on the height of buildings to be cleared by Meghalaya Urban Development Authority (MUDA).
“No building permission will be given on land with a slope of 50 degrees or more. This is being done keeping in mind the safety of the people. Fifty-degree slope is pretty steep as you can imagine so no buildings will be allowed on a plot of land with 50 degree slope and above,” Chief Minister Conrad Sangma said briefing the media regarding the changes made to the building bye laws in the state approved by the Cabinet at its meeting today in Shillong.
The CM further said that from now on MUDA can grant approval to construction of building with a height of 27 metres only. “Earlier MUDA could grant approvals to buildings with a height of upto 40 metres but now it has been reduced to 27 metres. Any building with a height of over 27 metres will now need the approval of the government,” the CM said clarifying that there is no ban on construction of buildings with height of more than 27 metres.
Typically, 4 metres floor to floor is the height for office space, 3 meters for hotels or residences and 3.5 meters for mixed-use buildings. Going by these measurements, a 27 metre building would typically be an 8-9 story building.
The CM said that the changes have been made to ensure the overall safety of the people and the buildings and the changes are in line with the Centre’s buildings bye laws.
“Wherever possible we have tried to give more space to people to construct their buildings so that the gap between the building and the boundary wall is minimised,” the CM said.
